OtivaHome manages the recurring services on homes in Windsong Ranch, Star Trail, and Mustang Lakes. We are looking for cleaning, pest, lawn, pool, and water service providers who want clustered work without the cost of chasing it.
What we are
Homeowners hire us to manage everything recurring on their property. We hold the relationship, the schedule, and the billing. You hold the work.
We are not a lead marketplace and we do not take a cut of your invoice. We contract with you directly and pay you directly.
What it means for you
You deal with us. Not fifteen households who each want to move their appointment to a different Thursday.
Gate code, door code, alarm procedure, where to park, which dog stays inside, what not to move. Texted to your crew before every visit. Nobody loses ten minutes on a porch making calls.
You get a route and a day. Every reschedule request comes to us and stops with us.
No chasing homeowners, no declined cards, no collections. You bill us for the route and we handle the rest.
Homes arrive without a Google ad or an Angi lead fee. If you are paying thirty to eighty dollars a lead with no guarantee it closes, that is the number this replaces.
If something is not right we call you and you fix it. It gets resolved privately and never touches your public rating.
How we build routes
We are building toward an initial fifteen to twenty homes in each community, clustered rather than scattered. One community, one day. The same revenue with a fraction of the driving between stops.
If a tight route changes your pricing, tell us. That conversation is the reason we work this way.
What we ask
People who have been in a house twenty times work differently than people who have never seen it. We write this into the agreement.
With OtivaHome named as additionally insured. Your agent issues the certificate and it usually takes a few days.
Pest and chemical application need current Texas licensing. We verify and we track expiration dates.
Anyone entering a client home. These households give us alarm codes, so this is not negotiable.
Most of you already do this. If you do not, we will tell you exactly which shots we need and why.
A cracked pool tile, a failing water heater, a fence panel down. Flagging it is worth more to us than finishing early.
Then you know the streets, the builders, and which houses are trouble. Tell us your rate for a single home and what it becomes on a clustered route. That is the whole conversation.
